The End of 2010

09 was probably the worst financial disaster for most of us.  However since I became a Realtor to buy distressed properties I was in love with what was going on. 

The problem: 

I have more investors with money than there are qualified properties to purchase. 

Backlog in foreclosure sales has put cash buyers into a bidding free for all.  Properties that are marginal investments are being over bidded on day after day.

The Government must be in some time warp or watched some crazy late night infomercial in order to have come up with these creative spending solutions. 

it is said that the average home is worth 133K but the bailout cost us More than 738K per defaulted mortgage.  Maybe we should have just bught the houses or given investors tax credits to owner finance to less qualified purchasers.  Hello is it really this easy.  I just found the solution to the worlds financial problems.

Let's all celebrate the loss of a good friend Employee Spencer Lippincott on Friday 9/11/09 @ 2:30pm. Spencer realized 3 months ago that he had a terminal condition call life employee syndrome. The symptoms are comfort of a paycheck, long hours and the hassles of incompetent coworkers that can't complete the work so you have to step in and do it for them.  Upper management was heard on Friday saying,” we lost a good man know how are we going to replace him so that we do not have to work as hard.” 2 weeks ago Spencer realized this terminal condition had no cure the only way was to Kill the employee self and become recreated as a Business owner of Loan Star Renovations. I can say I spent all day with a man that looked like employee Spencer but it was not the same man I assure you. Talk of God’s leading and feeling spirit filled was heard as we hung out all day working or hobby knowing that every Property we take on directly affects our family’s future. Spencer’s children can wake up today knowing one thing for sure and that is that their father is a man a Godly man unafraid of listening to God’s voice. They will know that their dad has courage and strength to take on most people’s biggest Fear, The Unknown. Yes, I will miss this old friend , but I can’t say I am not having Fun with my new friend Business Man and Risk Taker Spencer.

Negative cashflow. Are you investing in it?

When It comes to Cash Flow you do not want to be Cash Low. 

Negative Cash Flow is defined more than 1 way.

1. No Time No Lifestlye

2. Poor Aquisition Strategies leaving you with no more money for the next round of deals

3. 100% Leveraged

4. Thinking your home is an asset. 

I have a saying "Time and Effort Are Worth A Lot To Someone That Has Little of It."

 It's time to start living your dream and stop living in someone else's. 

If you do not have a plan for your money do not worry Obama, the IRS and Wal-Mart already do.  It requires you having even less of it.

Stop the maddness Houston

Reading my REALTOR the magazine this last week I realize that I am in the great minority.  This is a list of items I believe in and stand up for.  Most of my collegues do not have the foresight to invest in something other than a 401K or IRA and yet they educate the clients on the single largest investing purchase of their life on a daily basis. 

I want more foreclosures not less.

Low Taxation and representation.

Left alone to fight for my family and keep the dream alive.

No global healthcare and no global currency.

English is the primary language and I do not feel that after my so many of my family members have fought for the right to keep this our language so many want us to change it or are too lazy to learn it.

Everything should be built Ford Tough including GM and Chrysler.

Baseball is America and so is capitalism.

It is not a right to own a home if it were they would not call it the American Dream.  Also, I do not want to pay your mortgage, but I will buy your house from you if you need help.
