I just recieved a call today from an investor that has purchased over 30 foreclosures this year.  14 of these houses are still in Hard Money loan programs and he has been trying to refi using portfolio lending.  At the end of the day a portfolio loan product leaves him with about a 65% refi leaving all or most of his money in the property. 

Our goal is to create through these foreclouser an infinite return on your investment through real estate.

Anyone have any suggestions on any other loan products.
